Mortar deterioration in 1970s–80s brick

Original mortar on Bothell's tract-home chimneys is reaching the end of its service life. Freeze-thaw cycles common in North King County winters open existing hairline cracks, allowing water to penetrate behind the brick. The concrete crown at the top of the chimney is the first line of defense against direct rain intrusion.
