What Affects the Cost of Air Duct Cleaning?
The whole-home HVAC cleaning cost depends on more than just size. Here's what goes into every estimate — so you understand exactly what you're paying for.
Home size & duct count
Larger homes have more supply and return duct runs, more registers, and more linear feet of ductwork to clean. Our pricing is structured by square footage so you have a clear reference point before we arrive.
Number of HVAC systems
Homes with two or more HVAC systems (common in larger homes or multi-story houses) require separate air handler cleaning for each system. Each additional system is quoted separately.
Contamination level
Normal household dust takes less time to clear than heavy contamination. Homes with post-construction debris, visible mold growth, or years of deferred cleaning require more thorough work and additional equipment time.
Pet hair & dander
Homes with multiple pets accumulate more material in duct runs and on blower wheels. Pet hair clumps around registers and restricts airflow — this is among the most common reasons ducts need cleaning ahead of schedule.
Post-construction dust
Renovation and construction projects push drywall dust, insulation fibers, and debris into duct systems even with vents covered. Post-construction duct cleaning typically requires more time and is quoted accordingly.
Duct accessibility
Crawl spaces, tight utility closets, and non-standard duct routing add service time. Homes with limited access to duct runs or air handlers may require additional effort that affects the final price.

Whole-Home Pricing vs. Per-Vent Pricing
Many companies quote low per-vent prices that balloon once they count every register in your home. Here's why we do it differently.
Per-Vent Pricing
- Quoted at $25–$35 per vent
- Average home has 20–30 vents
- Final bill: $500–$1,050+ after counting
- Scope creep is common on-site
- Return vents often priced separately
Genesis Whole-Home Pricing
- One clear price based on your home size
- Covers all supply and return duct runs
- Air handler and blower area included
- Price confirmed before booking
- No register-counting on arrival
